Case study

Loam House, the campaign written up in full.

What Stratosphere built for Auyin Property Developments, how the work was measured, and the figures the reports behind it returned.

01 / Where this sits

The short record is the project page. This is the long one.

The Loam House project page sets out what the project is, what the campaign was up against and the strategy chosen in response. This page does not repeat them. It carries four things that page does not: the three pages an enquiry passes through, what the creative was made from, how the work was reported, and the figures.

  • iiProject: Loam House, Sandringham, a staged release of house-sized apartments
  • iiiWork: paid media, a three-page lead page system, creative and monthly reporting
  • ivPeriods of the figures on this page: July 2025, April 2026, the campaign to date from 15 October 2024 to 13 April 2026, and one page speed assessment of 2 May 2026
  • vPermission: the client's own services agreement grants case study rights in writing, and David Collins ruled it for every Stratosphere contract on 18 September 2026
02 / The lead page system

Three pages, each with one job.

The campaign runs into three pages and each has a single job. The first captures the initial interest against a free guide download. The second qualifies the enquiry by gathering what the buyer is actually looking for. The third moves a qualified buyer into a booked meeting. Stratosphere's own diagram of the system, dated September 2025, uses Loam House as its worked example.

The second page asks in the buyer's words rather than the seller's. What brings you here today. What type of property you are looking to buy. Your budget for this project. When you plan to start. Whether you have spoken to a broker. Every answer is one the sales team would otherwise ask for on a first call. A buyer who stops after the first page is still a lead.

03 / The creative and the page

Built from the developer's own material.

The advertising creative came from Auyin's own render library. A testing framework built the candidates out of those source renders, so each new ad tested the last rather than guessing again. The source material was the developer's own.

Stratosphere rebuilt the lead page itself on a static, fluid-responsive stack, from the same render library and the developer's brand guidelines, and handed it over for the developer to release. The page the campaign had been pointing at was a hosted page builder. That set the ceiling on how fast it loaded, how it read on a phone, and how much of the render library it could carry.

04 / How it was reported

Every figure traced back to where it was read.

Stratosphere counted every lead and every profile answer rather than sampling them. The developer received a monthly report of the campaign's leads, cost per lead, profiled leads and profiling rate. Later reports carry an appendix tracing each figure back to the platform it was read from, so the client can check a number against the account it came from.

That is also why the figures below are the ones they are and no others. Stratosphere publishes a figure where it holds the report or the record behind it and can say which page, or which file, the figure sits on.

What the campaign has returned.

Four sets of figures, each with the period it covers named above it and the source it was read from named under it. The first is one month, July 2025, and is not a campaign total; the second is the campaign to date.

July 2025

  • i146 leadsEvery enquiry the campaign generated in July 2025.
  • ii$31.00 cost per leadThe month's media cost divided by those 146 leads.
  • iii90 profiled leadsThe leads of those 146 that answered the profiling questions.
  • iv62 per cent profiled lead rate90 leads of the month's 146.
  • v1.94 per cent click-through rateThe campaign's click-through rate for the month.

All five figures are read from page 2 of the monthly performance report Stratosphere wrote for Auyin Property Developments on Loam House, headed "Period: July 2025". The report is a Stratosphere document written for the developer, not a platform export.

The campaign to date

  • i2,303 leadsEvery enquiry the campaign has generated, 15 October 2024 to 13 April 2026.
  • ii1,523 profiledThe leads of those 2,303 that answered the profiling questions, a profiled lead rate of 66.1 per cent.
  • iii1,204 at $700,000 or moreLeads whose stated budget is $700,000 or above.
  • iv90 at $1,500,000 or moreLeads whose stated budget is $1,500,000 or above.

These four are counted from the campaign's own lead records, one row per enquiry, not from a summary of them. The file holds no media spend, so no cost per lead is calculated from it and none is published here.

April 2026

  • i123 leadsAgainst 117 in March 2026.
  • ii$31 cost per leadDown from $33 in March 2026.
  • iii$3,852 media spendThe month's total media spend.
  • iv2.29 per cent Meta click-through rateThe month's link click-through rate on Meta.
  • v6.01 per cent Meta conversion rateThe month's lead conversion rate on Meta.

Read from the April 2026 monthly report for Auyin Property Developments, which names Meta Ads Manager through Windsor.ai as the platform each figure was taken from.

The rebuilt lead page, measured

  • iMobile performance 53 to 96The page that was live scored 53. The rebuilt page scored 96.
  • iiAccessibility 86 to 100The same two pages, the same assessment.

Google PageSpeed Insights, mobile profile, assessment run 2 May 2026. The 96 is a reading of the rebuilt page, not of the page that was live at the time. PageSpeed Insights is a public tool and anyone can run it.

No period beyond those named above is published, and no figure on this page is a claim about any campaign other than this one.

06 / The client

What Auyin said.

From the day we commenced our campaign with Stratosphere, we saw instant results. We were able to identify and target a particular market that resulted in a significant increase in lead generation, inspection appointments, as well as a successful conversion of sale in the first few weeks.

Not only have the results spoken for themselves, but David and the team have been amazing to deal with. They are incredibly responsive and adaptive to ensure we are achieving the best result possible.
