Little Fish Property Developments builds townhouses for private owners. David Collins ran its sales and marketing between 2021 and 2023, and sold that service to the people paid traffic brought in.

This is a role David held, not an agency engagement.

David Collins was Head of Sales and Marketing at Little Fish Property Developments between 2021 and 2023. The sales and marketing described here is the work he did inside that business, which is what the record says it was. It is not a campaign Stratosphere was contracted to run, and it is published here as David's own work rather than as an agency engagement. The business later became a Stratosphere client, which is a different period and is not the work this page describes.

02 / The buyer

A private owner deciding to build, not a buyer at a display suite.

Little Fish's client is the everyday person having a residential townhouse development built, usually on land they own or are buying. The deck that published this work describes the audience as Australian consumer investors and owner occupiers. They spend their own money on their own site, rather than a fund or an agent acting for one. Paid traffic was pointed at those people and at nobody else.

That changes what the marketing has to do. Selling an apartment off the plan means persuading someone to choose a finished thing that does not exist yet. Selling a development service means persuading someone to start a process they have never run before, with their own land and their own money. That is a longer conversation and a different one.

03 / What was sold

A development run end to end for the owner.

The business is a residential property development firm. It takes a project from conception through to completion for its client, and it ran its own sales and marketing rather than hiring an agency. That is the service the paid traffic was selling: not a home to buy, but a development to be managed on the owner's behalf.

Everything between the first advertisement and the signed engagement was therefore run in house: the traffic, the enquiry, the qualifying questions and the sale itself. The deck records the service in its own words: end to end, in house.

What the digital marketing drove.

Two kinds of figure appear on this page and they are kept apart. The three below were published by Stratosphere in its 2025 sales deck. The one in the next section is David's own.

The deck states what the number is in its own words: the total consumer investment driven from digital marketing, of which revenue was a percentage. It is the investment those owners made in their own developments. It is not Little Fish's revenue and it is not Stratosphere's.

05 / The figure that is David's own

Over $100 million in consumer deal value.

That much was sold personally, to everyday people doing residential townhouse developments, from paid traffic prospects. It is David Collins' own figure, ruled on 19 September 2026, and it is published as his rather than as an export.

Nothing is worked out from it. There is no average, no split by year, no cost per sale and no conversion rate, and it is not added to the yearly figures above, because a number worked out from a recollection would carry a precision the recollection does not have.

06 / The awards

They are the business's, not Stratosphere's.

Little Fish was named in the Australian Financial Review's Top 100 Fast Starters in 2022, during David's time there. It took the Australian Enterprise Awards' Best Residential Property Development Firm for Melbourne in 2021 and 2022. Both are as published in the Stratosphere sales deck, 2025.

Both belong to Little Fish. The proof inventory of 19 September 2026 puts it plainly: Stratosphere itself holds no award, and every award on its own list belongs to a business David worked in or for.

Ben Drohan is the director of Little Fish Property Developments. Stratosphere published this statement of his, word for word as it appears here, on its previous website. The record does not date it and does not say which of the two periods it is about, so it stands as his own words and as nothing more.
